Naples Real Estate in 2026: What the Numbers Are Really Telling Us

If you’ve been watching the Naples Real Estate market, you may have noticed something interesting: the conversation has changed. We’re no longer talking about the extraordinary frenzy of the pandemic years, when multiple offers, bidding wars and rapidly rising prices seemed to be the norm. Instead, we’re seeing something I believe is much healthier; a Naples market that is becoming more balanced, while continuing to attract buyers from across the country.

After more than 45 years in the Naples real estate business, I’ve learned that statistics are important, but statistics alone never tell the whole story. The real value comes from understanding why the numbers are moving and what they mean for an individual buyer or seller.

Naples by the Numbers

The latest Naples Area Board of REALTORS® statistics give us some encouraging signs. Overall inventory was down 21% in July 2026 vs. July 2025. In August we saw inventory increase 9%. Currently there are 4,892 Active listings. Meantime, sales have increased. Pending sales are up 11% year-over-year. The Median closed sale price stayed about the same, while the average ‘Days on the Market’ is up 31% since this same time last year.

Perhaps most interestingly, inventory is actually lower than it was a year ago, while sales activity has increased. This combination tells me something important: buyers are still very much in the market for Naples real estate, and they’re not all looking for the same thing.

There Isn’t One “Naples Market”

One of the biggest mistakes I see people make when looking at real estate statistics is assuming there is one Naples market. I cannot tell you how many times a prospect has told me, “I don’t think I can afford Naples.”  ~Location is the single biggest determining factor in establishing value. A buyer looking for a beachfront condominium is in a very different market from someone searching for a golf-course villa. A family looking for a single-family home in North Naples has different choices, and different considerations than someone looking for a luxury estate in Port Royal. We always encourage buyers and sellers to look beyond the headlines.

Your Naples real estate decision should be based on the market for your particular property, neighborhood, price range and goals; not simply on whether someone says, “the Naples market is up” or “the Naples market is down.”

Who Is Buying in Naples?

This is one of my favorite parts of the Naples real estate story. Naples continues to attract people from well beyond Florida. Our traditional feeder markets remain strong, particularly throughout the Northeast and Midwest. We continue to see significant interest from places such as: New York, New Jersey, Connecticut, Massachusetts, Illinois, Michigan, Minnesota, Ohio and Pennsylvania. We are also seeing interest from other parts of the country, including California!

For many of these buyers, Naples represents more than a second home. It may be a place to spend winters, a future retirement destination, an investment, a place closer to children and grandchildren, or simply a decision to exchange a hectic lifestyle somewhere else for the quality-of-life Naples offers. Sometimes the move isn’t as financially dramatic as people assume. Someone selling a home in a high-cost market may discover that moving to Naples allows them to purchase a wonderful property while also changing the way they live. That’s one reason I believe Naples will continue to have a very strong appeal for people looking for both lifestyle and long-term value. “Pickleball in February anyone?”

What Does This Mean If You’re Buying?

If you’re considering buying in Naples, I don’t believe this is a market where you should feel pressured to “jump before it’s too late.” But I also wouldn’t suggest sitting on the sidelines waiting for the perfect moment. There are opportunities today that simply didn’t exist during the frenzy of the pandemic years. Buyers have more choices, including some wonderful new construction opportunities. The key is knowing the difference between a property that represents an opportunity and one that has simply been sitting on the market for a reason.  That’s where experience matters.
